Reporting a repair

    Havant Housing Association and tenants share responsibility for the care, repair, maintenance and decorating of your accommodation. You can find lots of helpful tips and self-help information about how to keep your property in good repair in the Tenant Handbook. There are some repairs that tenants are responsible for putting right and some that Havant Housing Association must do.You can see the full list of repairs you are responsible for in your Tenancy Agreement. Havant Housing Association is responsible for the following:

    • Keeping the structure and outside of your accommodation in good repair including: drains, gutters and external pipes
    • The roof
    • Outside walls, outside doors, window sills, window catches, sash cords and window frames including necessary external painting and decorating
    • Internal walls, floors and ceilings, doors and door frames, door hinges, and skirting boards of communal areas but not including internal painting and decoration of your accommodation.
    • Chimneys, chimney stacks and flues
    • Pathways, steps or other means of access
    • Plasterwork
    • Boundary walls and fences
    • Basins, sinks, baths, toilets, flushing systems and waste pipes
    • Electric wiring including sockets and switches, gas pipes and water pipes
    • Water heaters, fireplaces, fitted fires and central heating installations

    Some repairs are more urgent than others. We aim to respond to categories of repairs within the following target response times:

    Emergency Repairs (Within 24 Hours)
    Total loss of water Major electrical faults
    Flooding Offensive graffiti
    Total loss of electricity Heating faults (Oct - March)
    Gas leak Blocked main drains or sole toilet*
    Burst water pipe Fire damage
    Loss of keys Breach of security where at risk
    Urgent Repairs (Within 3 days)
    Minor electrical faults Minor plumbing leaks or defects
    Roof leaks Failure of phone entry system
    Hot water faults Damage to stairs or handrails
    Non-offensive graffiti Defective flooring
    Breach of security where not at risk Heating faults (April - Sept)
    Routine Repairs (Within 28 days)
    Extractor fan failure Communal light bulbs
    Repairs to fences and gates Blocked/broken guttering
    Breach of security where not at risk Repairs to doors and windows
    Repairs to tiling Repairs to kitchen fittings
    Faulty communal TV aerial Minor day-to-day repairs

    REPORT OUT OF HOURS EMERGENCY REPAIRS

    If you have an urgent repair outside of office hours please call 0207 0936 453 and let them know you are a Havant Housing Association tenant.

    Please note that if the call out is found not to be an emergency you may be recharged for the cost of the call out.

    Following a repair you will have the opportunity to comment on how well we have done. Your completed feedback forms get entered into a draw each quarter and there is a £10 prize for the winner.

    Annual Gas Servicing

    This is a legal requirement, carried out for your safety. Havant Housing Association has contracted Aura Gas Ltd to carry out annual servicing of the gas boilers in properties.

    You must make every effort to co-operate with the contractor to allow access for the work – which will take less than an hour. This will ensure the safe operation and efficient function of your boiler.

    Home Contents Insurance

    As your landlord we are responsible for insuring the physical structure and fittings such as kitchens and bathroom furniture that is built into your accommodation. We strongly advise that tenant’s insure their home contents and personal belongings. The National Housing Federation is working in partnership with Thistle Tenant Risks who are offering low cost home insurance to tenants of Housing Associations.
